Popular Home Features from the Virtual Builders’ Show & Some Unpopular Ones

Over the last year, COVID has changed a lot about how we do business. T.W. Ellis is working hard to keep you safe by following all OSHA and industry recommendations. We’re seeing demand for more remodeling as homeowners spend more time at home. And all of our industry events look decidedly different.

International Builders' Show Virtual Experience

In the normal course of events, some of our team would have traveled to Orlando last week for the annual International Builders Show – the biggest event in the residential construction industry. The event went virtual this year and while we missed getting to walk around the show floor and see the latest products, there was plenty of great information in the seminars and networking events.

One of the highlights was information from the National Association of Home Builders on the home features that are in high demand. NAHB staff shared a preview of their “What Home Buyers Really Want” report that will be coming out soon.

The top priority in your home remodel should always be to get a project that meets your needs. Still, it’s helpful to know the features that home buyers are looking for, especially if you’re thinking of selling your house in the near future. NAHB’s survey was conducted in summer 2020 and gathered responses from people who had either bought a house in the previous three years or are planning on buying one within the next three years.

Here are some of the key takeaways from the research.

Buyers want bigger homes, more space

Buyers are saying they want more room – both within their home and outside of them. The average number of bedrooms and square footage is expected to increase in 2021 based on 2020 trends. The survey also showed a shift toward outlying suburbs, replacing inner-ring suburbs as the location of choice. More than a third of respondents want a home designed for multiple generations as well.

The most popular home features

These are some of the features deemed most essential by buyers. They may be worth thinking about for your next remodel.

  • Exterior lighting (87% of homebuyers want it)
  • ENERGY STAR-rated windows (83%)
  • Outdoor living features, including patios and decks (82%)
  • Walk-in pantry (81%)
  • Front porch (81%)
  • Hardwood floors (81%)
  • Full bath on the main floor (80%)
  • Kitchen island (77%)
  • Programmable thermostat (77%)

And the most popular specialty rooms

  • Laundry room (87%)
  • Dining room (70%)
  • Great room (64%)
  • Home office (63%)
  • Separate living room (62%)

The least popular home features

These are some of the features that are least desirable. That doesn’t mean you shouldn’t include them, but it’s worth noting that they may hurt your ability to sell the home down the road, or at least not help with resale value.

  • Elevator (56% of buyers don’t want it)
  • Glass walls (54%)
  • Wine cellar (48%)
  • Pet washing station (47%)
  • In-law suite (42%)
  • Cork floors (41%)
