Whether you are building a new home or just remodeling, chances are you will need a contractor. Finding the right contractor, however, can be quite the hassle. In order to ensure the work is done correctly and in a timely manner, you need a contractor you can trust, a contractor with a good reputation and excellent references.

You should look for…

1.    Contractor’s Registration Number: Use this number to verify this contractor is currently registered with the State Department of Labor and Industries.

2.    Written Bid: Ask each contractor you interview for a written bid. This will give you a point of comparison and pin down what you’ll get for your money.

3.    References: Don’t take a contractor’s word for it. Of course they would recommend themselves for the job. Instead, talk to a contractor’s previous clients.

4.    Consumer Protection Organizations: You can checkout a contractor’s records with consumer protection organizations and find out if he or she is a member of a local homebuilding association.

5.    Insured and Licensed: Be sure your contractor is properly insured and licensed. When you hire a licensed and bonded contractor you are covered by the contractor’s bond that is on file with the state.

6.    Contract Negotiations: Arrange to pay as significant work is completed. During construction, put in writing any changes that are made to your original agreement.

FHA 203 (k) Loans

Have you come across a fixer-upper that was almost to good to pass up, but you’ve had to because you thought you couldn’t afford the expensive remodels needed to get the house up to code? There is a solution; The Federal Housing Administration’s rehab loan product, the FHA 203(k) loan, is designed to allow individuals to rehabilitate damaged homes so they can live in it as their primary residence.

FHA 203(k) loans include the money you need for repairs, including materials and labor, in your loan. The loan can also include a 10-20% contingency reserve for expenses above and beyond your repair estimates. You can even get up to six months’ worth of mortgage payments included so you don’t have to worry about your mortgage while you are remodeling your new home.

These loans were created to encourage lenders to offer loans that would otherwise be considered too risky. To qualify, you need to have a down payment of 3.5% of the home’s purchase price plus repair costs. Of course, you will also need to meet all of the normal requirements for an FHA loan as well, like having a steady job, a good credit score, etc.

There are two types of FHA 203(k) loans. They are:

Regular: Regular 203(k)s are for properties that need structural repairs.

Streamlined (also called modified): Streamlined are for those that need only non-structural repairs

Eligible properties include:

•      Single-family to four-family dwellings

•      Existing construction that has been completed for at least one year

•      Tear downs, as long as part of the existing foundation will remain

•      Moving an existing house to a new foundation

•      Rehabbing the residential portion of a mixed-used (commercial/residential) property

•      FHA-approved condos

Home repairs and improvements that can be financed with the 203(k) loan include (but are not limited to):

•      Painting

•      Room additions

•      Decks

•      Patios

•      Site grading and drainage

•      Bathroom remodeling

•      Kitchen remodeling, including appliances

•      Finishing an attic or basement

•      Structural alterations and repairs

•      Adding or decreasing the number of units in a dwelling (e.g., single family to duplex)

•      New siding

How to Survive a Remodel

Home improvement projects are exciting for any homeowner. After all, who doesn’t love adding aesthetic and market value to their home. However, the time in between the start and completion of any remodeling project can be very stressful, especially when you consider how long some projects take to complete.

So how will you survive the rumble and confusion? Here are a few helpful tips to keep you sane amongst all the construction.

  1. Make sure you have an agreed upon date of completion and be sure that your contractor follows it. Of course there will be unavoidable delays with any project, but be sure your remodel stays as close to on schedule as possible.
  2. Have a set work schedule. Know what days and hours workers will invade your home. This will help you plan around the construction and allow you to live a relatively normal life during your remodel.
  3. If you give out keys to your home, find out which workers are responsible. This way you know who to talk to if a problem arises.
  4. Protect your stuff. Store what you can and cover the rest with dropcloths.
  5. Keep the project isolated. Hang plastic sheets over doorways to work areas to keep the clutter contained.
  6. Make sure you have a Work Free Zone where you can relax and go about your life as normal.
  7. Lay the ground rules. Let workers know what they can and cannot do.
